We accept paycheck stubs that show 30 days or more of employment and/or offer letters from the employer of the applicant. Applicants can apply online with all this information and a copy of their photo ID. This information, along with criminal, rental and credit history is checked or verified through a third-party company that conducts our screening processes.
Yes, residents are required to get renters insurance. You can get insurance through Mills’ provider, Foxen, or you can choose a third-party company. All residents are required to get $100,000 of liability insurance.
The applicant must make 3 times the rent amount, and have no evictions, bankruptcies, felony record and outstanding utility bills. We do a criminal background check and a credit check. Please contact the leasing office for more information.
If the applicant qualifies on their own based on all information given during your application process, yes, you can sign a lease without a guarantor.
It normally takes 24-48 hours to get approved.
We offer leases from 6 months to 15 months. Prices are based on the apartment, your move-in date and the length of lease.
Per our lease agreement, we require 60 days written notice when breaking your lease. The termination fee is 2x the monthly rent, which is due 5 days after you give notice in writing to vacate. Please contact the leasing office for more information.
New residents need to set up your electricity service through AMEREN UE; we are an all-electric community. If you would like internet services, you can contact any internet service provider.

Yes, at Pear Tree Village we allow pets. We do have some breed restrictions that are not accepted.
Certain types of pets cannot be permitted - these include any wild, exotic, endangered, or poisonous animals or reptiles. In addition, the following aggressive-type dog breeds are not permitted:
